Built on a tight 4-cent corner plot in Kochi, this residence is a response to extreme spatial constraints and local setback regulations. With only a narrow footprint to work with, the design team saw an opportunity—not a limitation—to explore how tropical modernism could thrive in dense urban conditions.

Completed in just 9 months, the two-storey home maximizes space through vertical layering and strategic cantilevers that reclaim volume lost to setbacks. Floating upper floors lighten the base and expand the livable area without breaching regulatory limits.

Tropical Modernism here is not a stylistic choice but a climate-responsive necessity. The material palette is simple yet effective: white plastered walls for heat control, local timber for warmth, and a signature perforated brick screen that ensures privacy, airflow, and soft daylight.

The plan prioritizes openness, ventilation, and connectivity to nature. The ground floor accommodates public areas and a master suite, while the first floor houses bedrooms and a study centered around a family lounge. A small green patch at the entry and a rooftop sky court extend the experience of space vertically.

This house doesn’t rely on luxury finishes or grand gestures. Instead, it embodies design restraint and sensitivity, offering the residents a tranquil, functional retreat amidst the city’s bustle. It’s proof that with thoughtful design, even the smallest sites can deliver meaningful, inspiring architecture.
